Rio Blanco is headed up by developer Byron Hathorn. He is a real estate investor and developer with 30 years experience in the Upper Valley market. Most recently Byron has focused on investments in commercial real estate projects from the Upper Valley, Boston and Colorado. He has been an active part of the community serving on the Board of Northern Stage, The Center for Cartoon Studies, and as a member of the Vermont Transportation Authority. In addition, Byron is a master alpine competitor!



15 Railroad Row Property Description

15 Railroad Row is the continuation of a very exciting renaissance of downtown White River Junction, VT. Downtown White River Junction, VT, has become the center of commercial activity and a very enjoyable environment for business and residential.

The original model photographed above displays the contemporary look; full length windows, skylights, and walk out wrap-around deck third floor loft decks.

A new municipal park, located immediately across the street, was created last summer along the banks of the beautiful White River. Several new restaurants are enjoying great success and there is easy access to the post office, banks and other professional services, contributing to an urban "smart growth" setting.

Many employees in the region ride their bike to work, take Advance Transit or simply walk. 15 Railroad Row offers an open concept of retail/office units on the ground level with strong visibility from Bridge Street (entrance road to the village). The second floor has already been leased to a nationally known office tenant and the third floor has five open space loft spaces, accessed by elevator or stairs. The available suites shall have state-of-the-art heating, ventilation and air conditioning systems. The loft spaces have an open floor space design.

White River Junction is one of the five villages (Hartford, Quechee, White River Junction, West Hartford, and Wilder) of the Town of Hartford, Vermont. We know, it's confusing!

The first pioneers in the upper valley settled where the White and Connecticut Rivers meet. 15 Railroad row is the second phase of a new pioneering development that seeks to create a more sustainable White River by densifying its existing downtown. Combining housing, offices and commercial space this building creates synergies that improve the quality of life as well as the local economy.

The building design is conceived as a collage of materials, sympathetic to the existing context, but a clear statement of it’s time. The building anchors the street at the corner creating a gateway to White River as one crosses the bridge. The mass of the building is carved away in places to modify scale, improve access to day light and create good outdoor space.

The interiors of the building are simple and light filled, with no extraneous materials. The steel “skeleton” of the building was left exposed to express the nature of the building and reduce the material use.

The design team followed the LEED (a national guideline for promoting more efficient and low-impact buildings) criteria in designing the building. Some examples of these “green” principles found in the project are:
Access to public transportation
Natural day lighting
Passive ventilation
Use of former brown fields
Energy efficient wall system
Heat recovery mechanical systems
Efficient lighting systems
Low embodied energy materials
Low VOC (“healthy”) interior finishes.

The team hopes this building will be an example of how to live and work in a way that takes less from the earth and gives more to people.
